Process
What happens after you send it
You send the address
Plus whatever you know: condition, what is unpermitted, why it is being sold, whether anyone is living in it. Rough is fine. I would rather see it early than polished.
I look at it myself
Not an assistant and not a model. I have been through a couple of cycles and some extremely challenging projects, and that is what I bring to reading yours.
I tell you what I think
What I believe it is worth, what I would do with it, and whether I am the right buyer. If I am not, I will say so rather than tie it up.

Kintyre Way in Sunnyvale came straight from the seller. We had planned a quick cosmetic remodel, then opened the living, dining and kitchen into one space and raised the hallway ceiling. It sold $75k over proforma.
